Depending upon many variables, other methods of gaining best value for a site should be considered.
At certain times in the development cycle there may be a house builder developer in the market for ready to build sites with more finance in place than sites to build. This kind of situation puts the site owner in a better position than usual in that an enhanced value or joint venture or both can be achieved. Under such circumstances a negotiated outcome can improve the sale price.
Under certain circumstances and on large sites it may assist the planning process to partner up with a preferred developer at an early stage of the process. This methodology will give planners confidence in the deliverability of the site in that it will not be sold off piecemeal which would in any event result in the site owner being paid “on the drip”.
