Site owners are knowledgeable about their own businesses or professions, however, the intricacies and nuances of gaining the right planning consent on the most favourable terms and then finding a buyer at the highest price for land or property is a science in itself.

A site owner would most usually be contacted by a glad-handing house builder developer to ask that they be allowed to speculatively attempt to obtain a planning consent and then buy and develop the land under an option agreement.

Under those circumstances a site owner may ask, “as a buyer will always want to buy at the lowest price and a seller will always want to sell at the highest price, am I getting the best possible price for my land by locking myself into a single buyer who controls the outcome irrespective of whether or not that outcome is in my best interests?"
